Re: Brainstorming: how to sell the coworking idea to a business center? Our experience - Ideia Atlantico

Hi.

Our experiences with the business centers was not really good because
they watch us like an enemy and, in our case, they tried to deal with
us a relationship of "collaboration", but the real reason was our
destruction...

I think coworking need still being coworking and business center need
still being business center.

Re: Local Government and Coworking

Try taking a look at our coworking space : http://www.moseleyexchange.com

It was started with assistance from Birmingham City Council, Advantage
West Midlands and with assistance from ERDF funding. Since opening in
mid 2009 we have recruited more than 50+ members with some already
moving thro and setting up larger offices.

Happy to have a dialogue with anyone else seeking assistance in
setting up this way...

Not all business centers are bad and each relationship is different.  I'm sure there are some bad stories and there will only be more bad stories if this kind of attitude persists.  Basterrak, I'm not discounting your situation, just balancing it out with a little optimism.  The beauty of the diversity of a list like this is that everyone can take the stories from others, both good and bad, and be better prepared when faced with a situation.

Re: Local Government and Coworking

Would folks who have received some sort of assistance from local
government provide the following to the group?
1) Name of Your Space
2) Name of Municipality you worked with
3) Type of Assistance: ex. Loan Money, free rent, etc.

My interest is only to provide examples to my County of other
municipalities that have assisted Coworking spaces. Here's my info.

Name of Space: Carrboro Creative Coworking
Name of Municipality: Town of Carrboro, North Carolina
Type of Assistance: Loan

Thanks,

Great a successful story! I have a lot of questions to ask :-)

Unless it is confidential it is possible to have some figures that
show the positive impact of the coworking place for the business
center?

How many people started in the coworking space and then moved in a
bigger space?

How the big companies value the proximity of the entrepreneurs? Have
you stories to share?

How big is your coworking space in comparaison of your overall
available space?

You said "because some of the reasons you refer in your text" what are
they, could you be more specific?

How did the owners, the decision makers were convinced by such an
idea?

 <at> basterrak

Your experience is very valuable. What would you advise to avoid
"destruction"? Better to learn how to avoid a kick before to get
one :-)

 <at> Jacob

Ah some optimism! Always a pleasure to read.

Re: Start Up Spread Sheet

This is all great information. What square footage is dedicated to
common area? This is important when considering the size of the space
and the desk space required in order to determine capacity and the
ability to sustain the business.

The common spaces I would consider to be the kitchen, a lounge area, a
small 4-6 boardroom. My rough guess would be around 700 sq. ft. for a
space that is looking to hold 40 to 50 members. Any thought?

Re: Start Up Spread Sheet

Rob, your lease expenses are probably too low if you are looking to be
in the city. I would budget somewhere between $1400 and $1600 for a
space that will house 15+ members. However, I'm not familiar with the
area.

Re: Start Up Spread Sheet

I just found the 40:60 ratio in the CSI document with at least 30% for
common area.
